The terms, in plain English

These are the terms for One Lane Private, sold by MH196 Ltd (company number 15060897) trading as Martin Howard Property ("we", "Martin"). You get a copy to keep before you pay, and nothing is binding until you have it and have agreed to it. Your statutory rights are not affected.

1. What you get

• Twelve months of one-to-one mentoring with Martin, starting on the date in your welcome email.
• A one-to-one call every fortnight, up to 60 minutes, by video or phone: 26 calls over the twelve months.
• Deal reviews in writing. Send any deal before you commit money. Martin replies in writing within three working days, and within one working day if you mark it urgent and say why.
• Site visits in South Wales where they're useful, by agreement: up to four over the twelve months. Further afield by agreement, with travel costs agreed in advance.
• Messages between calls on WhatsApp or email, Monday to Friday, 9am to 6pm UK time. We aim to reply the same working day and always within two working days.
• Included for the twelve months: One Lane Mentoring (the group programme), Property Done Properly (the course) and the Members' Room.

2. Price and payment

• £25,000 paid in full, or 12 monthly payments of £2,250 (£27,000 in total). Prices include any VAT that applies.
• Instalments are taken on the same date each month. If a payment fails, we tell you and give you 14 days to pay before the next session is paused.
• If you already bought the course in the last 90 days, its price is credited against this fee.

3. Places and application

There are two places a year. You apply, we have a call, and we only offer a place if we both think it suits you. If it doesn't, Martin will tell you.

4. Your right to cancel

• You have 14 days from the day you accept these terms to cancel for any reason, and we refund what you've paid within 14 days.
• If you ask us to start within those 14 days and then cancel, we refund everything except a fair amount for the sessions and reviews already delivered.
• A full refund up to your first one-to-one session applies whenever that session falls, even after the 14 days.

5. Ending it early

• If you want to stop after your first session, give 30 days' notice in writing. You pay for the months already started plus the notice period. If you paid in full, we refund the unused months on the instalment basis (£2,250 a month) less what you've used, and never less than zero.
• If Martin can't continue, for example because of illness, we refund the unused months in full, pro rata.
• We may end it if you act unlawfully, abuse anyone, or ask us to help with something unlawful. We refund the unused months pro rata, less any costs we can show.
• Pausing. For illness, a new baby, bereavement or similar, you can pause once for up to three months and the end date moves back.

6. Missed and moved sessions

Move a call with at least 24 hours' notice and it's rearranged within the fortnight. A call you miss without notice isn't rearranged. A call we move or miss is always rearranged.

7. What it is not

• Education and mentoring, not advice. Martin is not your solicitor, accountant, mortgage broker or financial adviser, and his deal reviews are an experienced opinion for you to weigh, not regulated advice. Where something needs a professional, he'll say so.
• No promised results. No income, deal, profit, valuation or finance offer is guaranteed. Your decisions and the money you commit are yours.
• Not an investment. Nothing in the programme is an offer or invitation to invest, and Martin does not invest in, lend to or take a share of your deals under these terms. A joint venture would need a separate written agreement and independent legal advice for you.
• Partners. Martin may suggest Property Predator (his own platform), Key Properties UK, Ordris or Hello New Home where they fit. He may earn when you use them, he'll say so each time, and none is required.

8. Confidentiality and your data

We keep your deals, numbers and personal circumstances confidential, and don't use them in marketing without your written permission. That permission never covers money figures. Our privacy policy explains how we handle your data.

9. Complaints and law

Complain to martin@propinvestuk.co.uk and we'll reply within 14 days. These terms are governed by the law of England and Wales. If you live in Scotland or Northern Ireland, you can also bring a claim in your local courts.
